Michael’s Homes Standard Features
Interior Finishes:
- Nine Foot Ceilings/standard first floor
- 5 ¼” baseboard trim, 5 ¼” crown molding provided in common areas, all bedrooms, master closet, and master bath (where vaulted ceilings don’t prohibit).
- $450 door allowance from Michael’s Homes approved vendors. Warranty not provided on wooden doors.

- Two (2) flat paint color choices with one (1) trim color (all additional colors or upgrades will be $350 each); ceilings are white and smooth textured ($800 for any other color). One (1) stain choice where applicable.
- All wood cabinets with raised panel and standard hardware – all countertops will be level one granite – with 36” raised cabinets. Kitchen sink is 8” stainless steel either 60/40, 50/50, or single basin.
- Total allowance (for midsized homes) is $8,000, which is allotted for all cabinets. There will be a $4,000 allowance allocated for all countertops.
- Wrought iron spindles depending on plan
- Framed glass shower doors in master bath
- Beveled edge mirror in master bath. Standard straight-edge mirrors in all other baths
- Custom built-in shelving in master closet; standard wood shelving in pantry and all other closets
- Stair posts and stairs will be straight – without curve
- Garage interior rough finished and painted white (Insulated). No paint option.
Electrical & Appliances:
- Five (5) cable jacks and one (5) CAT-5 cable are included. Additional jacks are $60 each
- Special switches are responsibility of homebuyer
- Lighting Package allowance $2,050 to include all light fixtures, recessed lighting and fans. Under cabinet lighting provided (fixtures come out of lighting allowance.)
- Exterior Lighting: Five (5) decorative eave can lights are included on the corners on front of house. One rear flood light comes standard (light fixture comes out of lighting allowance.)

Exterior Finishes:
- Masonry foundation required on all four sides

- Brick is standard contractor grade Queen sized brick style ($250 per 1,000) with gray, cream or buff mortar
- 100 square feet of stone included
- Vinyl used for soffits. Hardie used for dormers, sides, and back Roofing is 30-year OwensCorning shingles

- Driveway is concrete – 12’ apron flaring to width of garage
- Lift Master ½ HP chain driven garage doors with 2 openers. Available with belt driven for $250

Floor Coverings:

- Master bath has framed shower door. Tile floor laid in a standard brick pattern only on the Master bath floor, not shower walls.
- All secondary baths get tub/shower combos with no door.
- Pedestal sink in powder bathroom. Cabinets and countertop will be upgrade.
