  • Total allowance (for midsized homes) is $8,000, which is allotted for all cabinets. There will be a $4,000 allowance allocated for all countertops.

  • Framed glass shower doors in master bath
  • Beveled edge mirror in master bath. Standard straight-edge mirrors in all other baths
  • Custom built-in shelving in master closet; standard wood shelving in pantry and all other closets

  • Garage interior rough finished and painted white (Insulated). No paint option.

Electrical & Appliances:

  • Five (5) cable jacks and one (5) CAT-5 cable are included. Additional jacks are $60 each
  • Special switches are responsibility of homebuyer
  • Lighting Package allowance $2,050 to include all light fixtures, recessed lighting and fans. Under cabinet lighting provided (fixtures come out of lighting allowance.)

Exterior Finishes:

  • Masonry foundation required on all four sides
  • Exterior finishes must consist of: Brick, stone, paintable Hardie or cedar shake
  • Brick is standard contractor grade Queen sized brick style ($250 per 1,000) with gray, cream or buff mortar
  • 100 square feet of stone included
  • Vinyl used for soffits. Hardie used for dormers, sides, and back Roofing is 30-year OwensCorning shingles
  • Front steps width of front door – with no flare
  • Windows with grids or no grids – Low E windows – either white or tan (Pebble Creek color is an upgrade) – Single hung is standard
  • Windows will have a brick design around each, over all front windows and all garage doors – shutters not standard
  • Standard garage door is 7’ tall insulated door with no glass.  For a 16’ door with glass inserts will be an upgrade of $275 – For a 9’ door with glass inserts will be an upgrade of $250
  • Driveway is concrete – 12’ apron flaring to width of garage
  • Lift Master ½ HP chain driven garage doors with 2 openers. Available with belt driven for $250
  • Concrete walk between front door and driveway is standard – additional concrete is $7.50 sq. ft.

Floor Coverings:

  • Hardwood in kitchen, mail level hallways, dining room, great room, main stairs and foyer; tile in all wet areas (excluding kitchen); carpet through the rest of house
  • Tile in all bathrooms and laundry room. Tile allowance for these rooms: $1.75 per sq. ft. (may select two different colors of tile – one per area - on standard or pattern)
  • Tile in kitchen is considered an upgrade. ($3.00 sq.ft.)
  • Carpet @ $16/yard includes 8lb. pad and installation
  • 3/4” Advantech subflooring used on all floor areas
  • Flooring is screwed, glued and nailed

Plumbing & Fixtures:

  • Master bath and second bath down has elongated toilet – all others are standard

  • Master bath has framed shower door. Tile floor laid in a standard brick pattern only on the Master bath floor, not shower walls.
